Planning, conservation and building control
Barnet brings together the best of the old and the new. We can enjoy our green spaces and historic conservation areas together with exciting new regeneration programmes that will build a future we can all look forward to.
Planning in Barnet aims to preserve our common architectural heritage while building a future environment we can be proud of.
This area of the web site looks at planning and building regulations. We use planning to guide the way our borough develops in the future, looking at the use of land and buildings and their impact on the wider environment. Building regulations set standards for the design and construction of buildings to protect the people who live in and use them.
If you are considering some building work you may need planning permission and also approval for your building work. This web site tells you what you need to know. In many cases we will refer you to the national planning portal.
On this web site you can also find out about wider planning issues such as how the planning committee works, how we decide planning policy and what major developments are proposed in the borough.
Do I need planning permission?
It is worth getting this right because if you go ahead without permission you may end up having to put things back to how they were.
Generally speaking you need planning permission for new buildings, major alterations to existing buildings and to change the use of buildings or land. You don’t usually need it for changes inside a building, for small alterations to the outside or to put up walls and fences below a certain height. You can make certain types of minor changes to your house without needing to apply for planning permission. These are called permitted development rights
The planning portal provides extensive advice on whether you need planning permission.
Do I need building control?
New building work usually requires that you get two different approvals.
Getting planning permission does not guarantee the safety of your proposed building work.
There is a separate system of building regulations to cover this which Barnet’s Building Control service can help you with.
You may need building regulation approval even if you don’t need planning permission. Find out more by clicking on building control in the services column on the left.
