Renting your property to Barnet
The Council offers two schemes, whereby private landlords may rent their property to Council tenants directly or lease their property to us.
Private Sector Leasing (PSL)
Our PSL scheme acquires properties located in Barnet.
The benefits of the PSL scheme are:
- 3 year lease with the council
- Guaranteed rent for the duration of the lease
- Full Management service
- Inspection by Surveyor
- Quarterly property inspections
- Minor internal repairs
- No void losses
- No bad debt
- Property retuned in good condition
This scheme is designed to provide landlords ‘headache free’ rental income and is very low risk.
We are currently acquiring one, two, three and four bedroom properties within the borough.
Direct Let ('Homechoice')
The Direct Let scheme is an introductory service offered by the Council. We introduce prospective tenants to landlords, and if both parties are satisfied, we would ask a minimum of a 12 month tenancy agreement is entered into.
Benefits of the Direct Let scheme:
- Receive 100% Local Housing Allowance rate, no commssion charged
- 4 weeks advanced rent (when the property is located in Barnet)
- Free tenancy agreement
- Property inspection
- Contents insurance
- No commission charged
To find out about the latest LHA rates click here.and input the size of the property and the postcode. We also pay a finders fee (currently £500 per property) for Direct Let properties out of borough.
We have the following requirements for all properties:
- Electrical NIC EIC certificate
- Gas safety certificate
- Proof of ownership
- Energy performance certificate
Additonal requirements will also be required for PSL properties.
