Planning decision notices

Planning Applications are decided, either:

  • At officer level, under delegated powers or
  • By members at one of the Councils Area Planning Committee meetings.  

Where an application is decided by one of the Planning Committees, members of the public have the right to attend and to speak, subject to rules.

A copy of the agenda and report is available for public inspection five working days before the meeting.

Once a decision is made whether to grant or refuse permission, a dated decision notice is issued setting out the Council’s decision and the reasons for it.  

If an applicant is not happy with the decision made, there is a right of appeal to the Planning Inspectorate, within 6 months of the date of decision.

There is currently no right of appeal for objectors.

Any objectors are notified of decisions as a matter of course.

Decisions made on applications submitted since 24 August 2005 include a condition stating that development must commence within 3 years of the approval date.  

Decisions on earlier applications include a condition that development must commence within 5 years of the approval.
