West Hendon housing regeneration

The regeneration of the West Hendon estate, in the south-west of the borough, aims to create a new mixed neighbourhood of social, private and affordable homes with a range of benefits, including a new school and community centre.

Why regeneration is taking place

Homes on the West Hendon Estate do not meet the Decent Homes Standard. At least £11.5 million would be required to bring existing homes up to Decent Homes Standards; the cost of which would need to be funded by both the council and existing homeowners.

The development scheme will provide a mix of properties to reflect the broad range of home owners in the rest of the borough and London as a whole.

Key facts about the scheme

The new mixed tenure housing development will deliver:

  • Total of 2,194 properties by 2027, resulting in an additional 1,553 much needed new homes
  • 543 affordable homes: 256 available for social rent and 287 available under shared equity arrangements. These properties will be indistinguishable from private property
  • 1,651 properties available at market value
  • Improved transport links
  • An enhanced Town Centre and the creation of a commercial hub with new shops and restaurants
  • New Community Centre
  • 2 new bridges and the creation of a vista, providing a pedestrian thoroughfare from Hendon train station to the rest of the estate
  • Integration to the Welsh Harp Reservoir as part of extensive landscaping
  • A 3-form entry community school for around 400 pupils and a nursery
  • New road network and removal of the existing gyratory system
  • 1,000 full time construction jobs and 126 non-construction full time jobs created by the scheme.

Who is delivering the regeneration?

The scheme is being delivered by the Barratt Metropolitan Limited Liability Partnership – which is a Joint Venture between Barratt London and Metropolitan Housing Trust.
