West Hendon
The regeneration of the West Hendon estate, in the south-west of the borough, aims to create a new mixed tenure neighbourhood of social, private and affordable homes with a range of benefits, including improved public realm and transport links, a new Community Hub and Health Centre.
Why regeneration is taking place
Homes on the West Hendon Estate do not meet the Decent Homes Standard. At least £11.5 million would be required to bring existing homes up to Decent Homes Standards; the cost of which would need to be funded by both the council and existing homeowners.
The development scheme will provide a mix of properties to reflect the broad range of home owners in the rest of the borough and London as a whole.
Key facts about the scheme
The new mixed tenure housing development will deliver:
- over 2000 new mixed tenure homes by 2031of which 28% will be affordable
- improved transport links
- an enhanced Town Centre and the creation of a commercial hub with new shops and restaurants
- a new Community Hub
- a new re-provided Health Centre
- 2 new bridges and the creation of a vista, providing a pedestrian thoroughfare from Hendon train station to the rest of the estate
- integration to the Welsh Harp Reservoir as part of extensive landscaping
- a new road network including the removal of the Perryfield Way gyratory system.
Who is delivering the regeneration?
The scheme is being delivered by the Barratt Metropolitan Limited Liability Partnership – which is a Joint Venture between Barratt London and Metropolitan Housing Trust.
