Regeneration areas

You can read more about all our regeneration schemes on their dedicated area page. Below is a brief roundup of what is happening in each area. There is also a map of our regeneration areas

Brent Cross Cricklewood

This is the largest scheme in the borough, and one of the largest regeneration projects in Europe.

It includes:

  • the redevelopment and expansion of Brent Cross Shopping Centre with associated roads and bridges
  • development of a new, mixed use quarter with new residential and office space
  • the building of an extra Thameslink station connecting the area to central London

Brent Cross West - Western Lands

The Western Lands area between the Midland Main Line Railway and the A5 Edgware Road forms a key linkage between the regeneration​ being delivered as part of the Brent Cross Cricklewood regeneration programme including Brent Cross Town and the new Brent Cross West station, and the emerging masterplan for Staples Corner Industrial Area being prepared by Brent Council.

This area has been identified in the Draft Barnet Local Plan as part of the Brent Cross West (Staples Corner) Growth Area for renewal to provide intensification and an improved mix of uses, including residential.

The Western Lands Masterplan Framework has been prepared to show how development could be delivered on key areas of land and support the proactive engagement between Barnet Council and respective landowners and developers, ensuring development proposals are brought forward in the context of a considered masterplan.

The Western Lands Masterplan Framework is not a statutory planning document and does not set the criteria against which planning applications for development are to be determined. However, it will help encourage well planned outcomes.

Colindale

One of the largest growth and regeneration areas in the borough, Colindale will see sustainable housing growth and a new compact neighbourhood centre which will be well served by both improved public transport services and high quality public open space. Find out more about Colindale

Development Pipeline

The council owns land and buildings across the borough that could be used to provide more housing and has embarked on a programme of developing these sites. This will ensure new high quality homes are delivered to meet local housing need. Find out more about Development Pipeline

Dollis Valley

A new integrated community replacing the existing system built multi-storey homes on the estate with new mixed tenure housing development. The scheme also includes the re-provision of community and children’s day care facilities. Find out more about Dollis Valley

Grahame Park

A vibrant new community with major infrastructure improvements, improved transport links, a newly built college campus, community health facilities, replacement library, community and children’s activity centre, and new council offices. Find out more about Grahame Park

Granville Road

Following the completion of Phase 1 in 2012, Phase 2 will see the improvement of the overall estate environment and public realm and the creation of a mixed tenure, community with new homes for sale and shared ownership. Find out more about Granville Road

Mill Hill East

A high quality, successful new suburb in the heart of Barnet with over 40 hectares of mainly vacant and disused brownfield land transformed into a thriving new community within an outstanding setting on a hill top location. Find out more about Mill Hill East

Stonegrove and Spur Road

Completed in spring 2018, the estate has seen the creation of a new mixed-tenure community with high standards of design, improved transport links, a new academy, community hall and church buildings, improved parking, open spaces and community amenities. Find out more about Stonegrove and Spur Road

Upper and Lower Fosters Estate

Upper and Lower Fosters Estate

A community co-design approach is being taken to develop the master plan with the estate residents, neighbours and local community stakeholders. Existing homes will be retained as far as possible and currently underused land will be optimised to develop additional units. Find out more about Upper and Lower Fosters Estate

West Hendon

Replacement of the existing estate with new mixed-tenure housing, a new town square, improved transport links, a range of new community facilities including a new school, nursery and a new town centre and commercial hub with new shops and restaurants. Find out more about West Hendon
